DOGS:

We love all our furry friends but only dogs are welcome in Houzes 1-6 and the Ranchhouze for an additional fee of $30.00 per dog, per stay, 2 dog limit. Sorry, no dogs allowed at the Farmhouze or in the pool.

COWS

Yes, the cows are okay. Flophouze is located next to an active ranch and sometimes they stop by.

CRITTERS

It’s the country and we are next to an active ranch. There are bugs and critters of all types.

SMOKING:

No smoking in our houzes. We ask that our guests refrain from smoking within 50 ft of the Houzes and dispose of your butts, please. If we determine you have smoked “anything” in the rooms, you will be charged a $500 cleaning fee- so please DON’T.

FIRE PITS:

We provide the firewood, lighter fluid, and lighter to get your fire pit started. Don’t forget the smores!

COOKING:

There is no cooking inside our houzes. Our outdoor communal grilling area contains a Weber Gas Grill and a Charcoal Smoker (BYOB Charcoal). Basic kitchenware such as plates, utensils, and glasses are available in each Houze. Please be courteous and keep it clean.

POOL: 

Relax in the seasonally heated pool/jacuzzi and enjoy the view! Fantastic photo ops!

ICE:

Ice is unavailable - bring your own cooler.

Base rates:
Houzes 1-3: $175/night, Weekends $195/night
Houzes 4-6: $200/night, Weekends $220/night
FarmHouze: $575/night, Weekends $595/night
RanchHouze East: $595/night, Weekends $615/night
RanchHouze West: $395/night, Weekends $415/night

High Season Rates (Includes Antique Shows + Special Events):
Houzes 1-3: $275/night
Houzes 4-6: $300/night
FarmHouze: $675/night
RanchHouze East: $795/night
RanchHouze West: $595/night

Additional guests: $25 per person (based on accommodation occupancy)

CANCELLATION POLICY:

All cancellations must be made in writing. During non-special events, cancellations made 14 days prior to your check-in date will receive a 100% refund. Cancellations made 13-4 days prior to your stay will be charged 30% of the total stay.  Any cancellations made 3 days prior to your stay are non-refundable.  

Cancellations for reservations made during the Texas Antique Show in January, March and October must be made in writing. 30 days prior to your stay will receive a 100% refund. All cancellations between 29-15 days prior to your stay will receive a 50% refund. Cancellations inside 15 days from your stay are non refundable.
